For default in the payment of debt secured by a Deed of Trust executed by Ballard Contracting LLC, dated April 25, 2022 recorded in Book 2022 Page 6141 in the office of the Recorder of Deeds for Christian County, Missouri, at Ozark, the undersigned Brian K. Asberry, Successor Trustee, will on April 12, 2024 between the hours of 9:00 a.m. and 5:00 p.m., commencing at 1:00 p.m. at the South front door of the Christian County Courthouse in Ozark, Missouri, sell at public vendue to the highest bidder for cash, the following described real property located in Christian County, Missouri:

ALL OF LOT FORTY-NINE (49), FINAL PLAT IRISH HILLS ESTATES PHASE 2, A SUBDIVISION IN THE CITY OF NIXA, CHRISTIAN COUNTY, MISSOURI, ACCORDING TO THE RECORDED PLAT THEREOF.
