TRUSTEES SALE: For default in payment and performance of obligation secured by Deed of Trust executed by Eric J. Lewis to Jeffery J. Love, Trustee for Liberty Bank, dated October 22, 2008 and recorded October 22, 2008 in Book RL-91 Pages 1330-1338 of the Cedar County, Missouri Land Records, as modified by Modification of Deed of Trust dated 10/06/2023 and recorded 10/17/2023 in Book 2023 Page 2200 of the Cedar County, Missouri Land Records, the undersigned Successor Trustee, at the request of the legal holder of the Promissory Note, will on Wednesday, April 24, 2024, at 12:00 p.m., at the Main Entrance, Cedar County Courthouse, 113 South Street, Stockton, Missouri 65785, sell at public venue to the highest bidder for cash:
Tract 1:
A tract of land being located in the East Half (E1/2) of the North Half (N1/2) of the Southwest Quarter (SW1/4) of the Southwest Quarter (SW1/4) of Section Eight (8), Township Thirty-three (33) North, Range Twenty-six (26) West of the 5th P.M., Cedar County, Missouri, being described as follows: Beginning at the Southeast comer of said E1/2 of the N1/2, thence N 88 24'09"' W along the South line of said E1/2 of the N1/2 a distance of 234.81 feet; thence N 01 57'05"' E 283.82 feet; thence S 88 24'09"' E 234.81 feet to the East line of said E1/2 of the N1/2; thence S 01 57'05" W along said East line a distance of 283.82 feet returning to the point of beginning.
Together with water rights as described in Warranty Deed RL-39 at Pages 1013-1014 filed 12-10-03, Recorder's Office, Cedar County, Missouri.
Tract 2:
A tract of land being located in the East Half (E1/2) of the North Half (N1/2) of the Southwest Quarter (SW1/4) of the Southwest Quarter (SW1/4) of Section Eight (8), Township Thirty-three (33) North, Range Twenty-six (26) West of the 5th P.M., Cedar County, Missouri, being described as follows: Beginning at the Southeast comer of said E1/2 of the N1/2, thence N 01 57'05"' E along the East line of said E1/2 of the N1/2 a distance of 283.82 feet to the point of beginning; thence N 88 24'09"' W 234.81 feet; thence N 01 57'05" E 377.72 feet to the North line of said E1/2 of the N1/2; thence S 88 20'29"' E along said North line a distance of 234.80 feet to the Northeast comer of said E1/2 of the N1/2; thence S 01 57 '05"' W along the East line of said E1/2 of the N1/2 a distance of 377.47 feet returning to the point of beginning.
